Frequently Asked Questions
 
How is it possible to own a new home for about the same as rent?
There are two reasons that make these homes so affordable. One of which is the type of mortgage available for these homes. The other is the location. These homes are located outside the city limits which means there are no city taxes to pay. No city taxes translates to a smaller monthly payment for your new home.
 
What type of Mortgage is it?
It's called a Rural Development loan. It is the only mortgage available that does not require a down payment. It is also a fixed rate mortgage which means your monthly payment will not go up when interest rates rise.
 
What's so different about a Rural Development mortgage?
There are several differences:
1. These mortgages are offered by and backed by the government. Therefore they do not require Mortgage Insurance like FHA and Conventional Mortgages do. This saves you about $140 per month on your mortgage payment.
2. The credit requirements are not as strict as with other mortgages.
3. These mortgages can only be used for homes that are considered to be in rural areas by the USDA.
4. There are only a few lending institutions locally that offer Rural Development mortgages.
5. Other mortgages require a 3% to 10% Down Payment. Rural Development loans do not require a Down Payment.
 
What's the catch? There has to be hidden fees or charges.
Rural Development mortgages, like other mortgages, require that the first year of property taxes, the Lending Institution's fees and the first year of homeowners Insurance be paid at the time of closing. These are known as "Closing Cost and Pre-Paids". These costs are typiclly about $6,400.00 on the houses shown above.
Palmetto Custom Homes Inc. will pay these Closing Costs and Pre-Paids, up to $6,400.00, for you on any home we have listed as "No Money Down". This means that you truley have to put no money down to own a New Home.
